Sport Chalet Signs at Citrus Plaza in Inland Empire

Sprint Communications Company L.P., one of the world's leading telecommunications companies, has signed a long-term lease agreement to occupy 150,000-sq. ft. at Majestic Commercenter in Aurora, Colorado.

Sprint will occupy the facility in fall 2001, to house equipment for its fiber-based, web-hosting telecom hotel, according to Majestic Vice President and development partner, Randy Hertel. Sprint Communications parent company, Sprint Corporation, is ranked number 81 on the Fortune 500, with annual sales of $17 billion.

Adjacent to the Sprint building is a 200,000-sq. ft. facility set for completion in September 2001. Divisible to 50,000-sq. ft., the building will include 45 dock-high truck doors, and up to 71 trailer parking spaces.

Majestic Commercenter announced that it will break ground this summer on an additional 495,000-sq. ft. of industrial space featuring a 280,000-sq. ft. and a 215,000-sq. ft. building. Amenities include 30-ft. ceiling clearance, ESFR sprinkler systems, large truck courtyards and maximum dock high loading. The 215,000-sq. ft. building is designed for 20,000 to 40,000-sq. ft. tenants, allowing for greater diversity and flexibility among the park's tenant base. Both properties are set for completion in late 2001 to early 2002.

"With the addition of Sprint Communications as the first tenant in our Phase III development, we are excited to be breaking ground on two new outstanding facilities," said Hertel. "The new properties allow us to continue to pursue new business relationships with companies entering the Colorado industrial real estate market as well as provide options for thriving local businesses needing additional space or state-of-the-art building features."

Fostering its current Commercenter relationships, Majestic welcomed a new lease with one of the park's current tenants, USCO Distribution Services, Inc. USCO signed a lease to secure an additional 55,000-sq. ft. space. The company already occupies 70,000-sq. ft. in the building where it operates a third-party regional stocking and distribution center.

Continuing with its long-term plan for growth and development, Majestic Commercenter, also completed the purchase of an additional 14-acres of land.

"With its ideal configuration, central location within our existing park and the ability to expand the site with our adjacent land, we made a strategic acquisition which increases our Commercenter land holdings to 840 acres," said Hertel.
