Grand Crossing Attracts Fortune 500 Tenant - City of Industry, CA
In a whirlwind of activity at one of Majestic Realty’s newest,
master-planned developments, two large tenants have signed long-term leases at Grand
Crossing Business Park, a 400-acre, high-image industrial and retail project under
construction in the City of Industry, CA.
Kelly Paper will occupy 180,000-sq. ft. of space that will serve
as the company’s headquarters and national distribution center. Steelcase Inc.,
ranked as the number one company in the office furniture industry, will take
450,000-sq. ft. to serve as its regional offices and manufacturing and distribution
facility. A Fortune 500 Company, Steelcase was recently ranked among the top ten
socially responsible companies in the nation by Fortune magazine. In addition,
Synnex Information Technologies, Inc. has leased 70,000-sq. ft. in the park.
Synnex specializes in contract electronics manufacturing, IT distribution and
e-commerce. They are also a channel assembly partner of IBM and Hewlett-Packard.
Officials from Kelly Paper and Steelcase cited Grand Crossing’s
strategic location as one of the main reasons for their decisions to relocate to
the City of Industry. Kelly is relocating its corporate office from Los Angeles
and combining it with the main distribution center which is presently in the
City of Industry. Steelcase is relocating its western regional manufacturing
and distribution center from Tustin, CA.
Situated on the largest remaining parcel of land in the City
of Industry, right in the heart of Southern California’s growing San Gabriel
Valley, Grand Crossing Business Park offers prime rates for shipping and
receiving from the Port of Los Angeles and Long Beach, as well as convenient
access to the Pomona (60), San Gabriel (605) and Orange (57) freeways. Notably,
the park also sits adjacent to a Metrolink station, providing convenient transit
options to San Bernardino and downtown Los Angeles.
To be developed in six phases, Grand Crossing will include 25
state-of-the-art buildings at build-out, and will feature 6.4 million sq. ft. of
industrial space and 200,000-sq. ft. of commercial space for big-box retail. At
present, 425,000-sq. ft. of space is available in Phase One.
Space is fully divisible and includes office allowances as
well as gated and secured yards. Other amenities include maximum dock-high
loading doors; ample trailer storage; state-of-the-art building systems, and
ESFR fire sprinklers. Additionally, 50’-by-52’ bay spacing is provided, along
with a 30’ and 32’ minimum ceiling clearance.
