Majestic Spectrum Enters Final Phase - Chino, CA
After 12 years of development and more than 5 MILLION SQUARE FEET of
construction, The Majestic Spectrum boasts a tenant roster featuring the finest names in
American business.
"The Majestic Spectrum is one of the finest multi-faceted, mixed-use,
425-acre industrial and commercial developments ever undertaken," said Majestic Realty
Co.'s David Wheeler. "We are very proud that many of our nation's dominant retailers and
manufacturers have joined our prestigious tenant roster-with companies every consumer
will recognize, such as General Electric, Best Buy
and Mattel, to the maker of La
Victoria Salsa and General Cable Corp., the nation's leading
provider of wire and cable products."
Best Buy recently leased 350,000-sq. ft. at The Majestic Spectrum
to serve as a distribution center for its retail stores in Southern California. A
specialty retailer of consumer electronics, personal computers, entertainment software
and appliances in the U.S., Best Buy reaches its customers through more than 1,700
retail stores nationwide, in Puerto Rico and in the U.S. Virgin Islands.
Mattel, Inc. leased a 385,000-sq. ft. build-to-suit facility within
The Majestic Spectrum, adding to the 800,000-sq. ft. the manufacturer recently leased
in The Majestic Spectrum South and the more than 1.8 million square feet it leased at
Majestic properties in Dallas/Fort Worth and Laredo, Texas. Mattel is the worldwide
leader in the design, manufacture and marketing of toys and family products, with such
best-selling brands as Barbie®, Hot Wheels®, Fisher-Price® and American Girl®. With
headquarters in El Segundo, California, Mattel has offices and facilities in 36 countries
and sells its product in more than 150 nations throughout the world.
Authentic Specialty Foods, importers and distributors of La Victoria
Salsa, recently signed a five-year lease in a 350,000-sq. ft. facility at The Majestic
Spectrum facility it occupied as a subtenant for the last two years. The facility serves
as the distribution center from which ASF will supply La Victoria authentic Mexican
salsas, sauces and chiles to the entire western United States.
General Cable Corp. returned once again to the Majestic family, leasing
165,000-sq. ft. at The Majestic Spectrum. The company is the leader in the development,
design, manufacture, marketing and distribution of copper, aluminum and fiber-optic wire
and cable products for the communications, energy and electrical markets. In 1996, General
Cable was the first tenant to lease space in a 500,000-sq. ft. building developed by
Majestic Realty in Atlanta, GA which was then the largest speculative building ever
constructed in that area. Recently, General Cable turned to Majestic again when it needed
to consolidate several operations. A 165,000-sq. ft., cross-dock facility in the newest
Chino development suited the company’s needs perfectly.
"With an A-list of tenants-many of whom are 'return customers' to our
properties-The Majestic Spectrum is a shining example of the high quality developments
with which Majestic Realty has become synonymous and the long-term relationships we
build with our tenants," Wheeler said. "As we begin leasing out our final phase, we invite
local manufacturers and retailers to mark this important milestone by taking a closer
look at the remaining opportunities in this quality development."
The final phase of The Majestic Spectrum is located on Pipeline Ave.
and totals nearly 730,000-sq. ft. It consists of six buildings ranging in size from
33,500-sq. ft. to 300,000-sq. ft. Amenities within the high profile, freeway-adjacent
development include 30-ft. minimum clearance heights, ESFR fire sprinkler systems;
dock-high loading; Union-Pacific rail service; ample parking and state-of-the-art
building systems.
