Monte Vista Crossings - Turlock, CA

Just 90 minutes south east of the San Francisco Bay area, in the heart of California’s Central Valley, Monte Vista Crossings Shopping Center is taking shape in the fast-growing community of Turlock. Now in Phase III of development, the 70-acre project will ultimately include 750,000-sq. ft. of promotionally oriented retail, restaurant, and hotel space.

Recent openings at the center include Borders Books and Bed Bath & Beyond, which join a high-profile mix of nationally recognized anchor tenants including The Home Depot, TJ Maxx, Pier 1 Imports, Safeway, Ross Dress For Less, and Target. Kohl’s is expected to join the project in March 2004 by opening a new 88,000-sq. ft. department store. Additionally, a 62-room Holiday Inn Express is under construction with completion scheduled for year end 2003.

Monte Vista Crossings also includes an exceptional collection of other exciting tenants including McDonald’s, In-N-Out, Verizon, Famous Footwear, Great Clips, AT&T, Quizno’s, Cold Stone Creamery, Starbucks, Pet Extreme, Dress Barn, Claire’s and Bath & Body Works to name a few. Panda Express and Jamba Juice are currently under construction with a scheduled May, 2003 opening date.

The average annual household income in the center’s trade area is more than $45,000 and new home development has been able to keep pace with the strong demand, said John Hunter, Majestic vice president. Additionally, CSU Stanislaus is located just east of the center, delivering a prime audience of 8,000 full-time students, in addition to the more than 250,000 residents who live and work within the trade area.

Located approximately 15-miles south of Modesto, Monte Vista Crossings is situated along Monte Vista Avenue, the city of Turlock’s major east/west thoroughfare and fronts Highway 99. To enable easy access and allow convenient flow into the center, recent infrastructure improvements include two additional traffic lights and the expansion of Monte Vista Avenue to facilitate six lanes of traffic.
